Nearly two decades of legal limbo just ended. Here's what actually changed — and what it means if you're buying.
Most articles online still describe agricultural land, unauthorized settlements and stalled schemes. That picture is outdated — the Allahabad High Court resolved the core farmer-compensation dispute in October 2025.

What held this land back for 20 years?
In 2004 the GDA notified 229 acres in Mohiddinpur Kanavani village for a new township, offering farmers ₹1,100 per square metre. They refused. A 2005 court stay, a 2014 law that quadrupled compensation requirements, and a shrinking land pool — from 240 acres down to 12 — kept the project stuck for a generation.
A June 2025 anti-encroachment drive also reclaimed roughly 24 acres of illegally occupied land, now fenced and folded into the revised 34-hectare plan.

How Prestige Group's ₹468 Cr entry changed the market
Before Prestige arrived, this land was expected to follow Indirapuram's usual mid-segment builder-floor script. Instead, Prestige acquired 62.5 acres on a revenue-sharing model built around luxury delivery — The Prestige City Indirapuram (RERA: UPRERAPRJ470993/04/2025).

What the government plot auction actually offers
The GDA is auctioning 120 residential and commercial plots near Shakti Khand — about 34,000 sq m in total, in sizes from 300 to 600 sq m.

Why these plots exist here: the GDA originally planned group housing, but developers passed — the land had a direct sightline to a cremation ground, a well-known deterrent in Indian real estate. The GDA scrapped that layout, subdivided into individual plots, and is planting dense green belts as view-cutters.

What's actually driving the numbers up
Indirapuram prices rose from ₹4,400–5,400/sq ft in 2021 to ₹8,100–9,000/sq ft now — a 73% jump. FY2025 alone saw a 19% increase, more than double the 9% Ghaziabad city average.
Circle rates, 2025–26
Two structural tailwinds: the 2025 UP Building Bylaws added 10% extra FAR (5% commercial + 5% community use), and the Ghaziabad Master Plan 2031 is pushing Transit-Oriented Development near rapid-rail stations — both improve developer economics.

The infrastructure behind long-term price growth
Two highways anchor the area today: the Delhi–Meerut Expressway (NE-3) and the Rajnagar Extension Elevated Road, which is getting ₹200 crore in new access ramps into Indirapuram and Vasundhara.
A proposed metro line from Noida Electronic City to Mohan Nagar would bring rapid transit even closer — the GDA has asked the UP government for ₹2,441 crore, with ₹1,873 crore earmarked specifically for that extension.

What the GDA-to-GMC handover means on the ground
On October 3, 2024, civic responsibility moved from the GDA to the Ghaziabad Municipal Corporation — its sixth municipal zone. The transition has been rough.
In practice: gated developments like The Prestige City will self-manage internal roads, waste and power. The public infrastructure around them may take years to catch up.

Indirapuram Extension vs. Vaishali vs. Raj Nagar Extension
Vaishali Low risk
4–5 km away, with direct access to the operational Blue Line Metro at Vaishali Station. Best for buyers who value stability over upside.
Raj Nagar Extension Moderate risk
Most 2 BHKs price under ₹1 crore. Good if capital is limited and you can tolerate a longer development horizon.
Indirapuram Extension Premium
Walkable to Shipra Mall, Aditya Mall and Indirapuram Habitat Centre; near Max Super Specialty and Shanti Gopal hospitals; St. Thomas and Presidium schools — plus gated amenities the other two can't match.
Bottom line
From two decades of paralysis to active development — in one year
The legal fog has lifted, a marquee developer has staked ₹468 crore on it, and the GDA is monetizing its own plots. The trade-off is civic infrastructure that's still catching up post-handover. For HNIs and executives who can wait for 2029 possession, or buy resale now, the fundamentals have genuinely shifted.
